I purchased a vacant building with close to an acre of land 13 years ago. It is along a very busy highway and convenient to get to even though it is about 2 miles from town. I have never looked back and regretted doing that.
On the other hand, IF it would be necessary to make the decision now for some reason, I’d look hard at the feasibility of building new to get a more efficient shop layout and a little more room. It is not enough of a reason for considering that in the foreseeable future though.

We separate the charges, tires as parts and m&b as labor. As others have noted, because of lower GP on tires, it’s good to track them separately. While there is a lower gross profit on the tires themselves, there is good gross profit per hour on tire sales if they are priced right and a fast and accurate installer is doing the work.

We have the Bartec TECH400SD. Fabulous tool, does everything that we’ve come across, including writing sensor ID’s to the vehicle computer. Would highly recommend, although I’ve never used any other TPMS tool.
